Any calls received outside of office hours will be directed to our Out of Hours Service. If you’re a resident and your call is urgent, it will be dealt with by this team and escalated as needed. If your call is not urgent or is about a lettings enquiry, a message will be passed on to the relevant department who will get back to you the next working day.
Please note that we are not an Affordable Housing provider – our properties are available for private rent at market rates, so there will be certain eligibility criteria you will need to meet. Our lovely team will be glad to help answer any questions if you’re not sure!
How does the referencing process work and how long does this take?
We work with referencing company Let Alliance who will take your referencing details.
Once you have paid your holding deposit, you will be sent details of how to submit your referencing information to Let Alliance, which must be done within 24 hours of receipt.
The timeframe varies as it depends on how quickly you submit your documents to us and when your referee(s) comes back to Let Alliance – on average, they normally take 2-14 days to process.
I have bad credit, can I still apply for a property?
We will work with you to find a solution if possible, which may include having you pay a proportion of rent up front (12 months), or providing a guarantor. Please note that if a guarantor is required, the guarantor must also meet with our referencing criteria.

What fees do you charge?
We always ensure that any fees are completely aligned with legislation, and that means that since the 1st June 2019 do not charge any referencing fees.
You will still be required to pay a holding deposit (deductible from your first month’s rent), a security deposit and your first month’s rent up front.
Absolutely! We allow pets on the majority of our Simple Life developments at no extra monthly cost. We do need you to fill out a pet application form in advance, so we can keep a record of how many 4-legged residents we have within the Simple Life family.
