Finding a beautiful new rental home with Simple Life is designed to be as stress-free as possible. We have a number of ways we achieve this, so you’ll soon be enjoying the best of modern living in the heart of a warm and welcoming community.


Picked your ideal location? Give the agent a call to discuss plot availability and secure your name against a property.

In some cases, properties will be available to reserve even before they’re completely built! This ensures you won’t miss out and will be able to move in as soon as the property is ready.

To help you make your decision, we provide you with as many photos, CGI images, descriptions and spec boards as possible to help you get a feel for our homes.


Once you’ve picked the perfect property, you want to make sure you can become a tenant. We look for a total income of at least 30 times the monthly rental amount. Some other factors are taken into account and we will be happy to discuss these with you.

We are happy to consider applicants with a range of income including*:

  • Self-employed or zero-hour contract workers
  • Universal credit or benefit recipients†
  • Students (paying 12 months up front) with a guarantor
  • Independent means
  • Retirees
  • Oversees applicants

We’ll carry out a secure online referencing process, which will then help us secure your property following receipt of a holding deposit. A full list of our fees is available here.


Our standard tenancies are for a minimum of 12 months. After this time, you will be invited to renew for a further 12 months, or move to a rolling monthly contract.
