Simple Life is heading to the North East!

It has been announced that Simple Life will be part of a major new housing development in Middlesbrough, our first development in the North East region.

Regeneration specialist Galliford Try Partnerships North has unveiled that Simple Life will be one of the organisations it plans to work with on a £62 million, 350 mixed tenure homes project in Middlesbrough, Teesside.

Having purchased the 29 acre site – adjacent to the James Cook University Hospital in the Brackenhoe area from Middlesbrough Council and Sports Academy – the developer has announced that Thirteen and Simple Life Homes are ready to take just over half of the homes.

Simple Life will be bringing 80 properties to the private rental market, in our first foray into the Teesside area. Affordable housing will be provided by Thirteen, which manages 34,000 properties from North Tyneside to York, with the remaining 170 homes for open market sale through Galliford Try’s housebuilding division, Linden Homes.

A detailed planning application for the site, which already has outline permission, is to be lodged next month and work on the two to four bedroomed properties could be underway early in the New Year.  Sean Egan, Managing Director with Galliford Try Partnerships North said:  “This is an exciting venture for the area; it’s something different, offering homes for a variety of tenures, including new build homes for private rent.

“We are delighted that Thirteen and Simple Life are ready to join us on this initiative, which we have worked hard, for many months, to bring together.  Securing two such specialists gives us confidence that this would be a very important addition to Middlesbrough’s housing offer – helping meet the need for homes of all tenures.”

Chris Smith, Executive Director of Service Delivery and Development at Thirteen, added:  “We’re pleased to be part of this major development proposal that would have a really positive impact on people living in the area, providing them with purpose-built, energy efficient homes, with easy access to a range of local facilities including James Cook Hospital and links to the wide range of services available in Middlesbrough town centre.

“There would be a mixture of houses and bungalows, providing choice for tenants and a secure base to help people build their lives in the area.  We know there is real demand for properties of this type in Middlesbrough.”

Graeme Reay, Land Director, Simple Life Homes, says  “We have already built over 1,000 homes to rent across England, with a further 3,000 underway.  We are pleased to see our relationship with Galliford Try going from strength to strength and we are very excited to now be bringing our award winning offering to the first of many sites in the Middlesbrough area.

“Simple Life has been created to enable customers to enjoy a better rental experience and to the freedom and flexibility it offers.  They can expect all the little details to be taken care of, with each new home thoughtfully designed and built to a high standard.  Simple Life homes are professionally managed and maintained, offering an attractive housing alternative for young professionals, families and early retirees.”

More information about the development will be announced on our website over the coming months.
